the client is seeking a Senior Director, Mission Critical Predevelopment to help shape project strategy before construction begins. This role supports early-stage planning by providing structure, foresight, and commercial discipline for high-visibility, mission-critical development efforts in fast-moving markets. The Senior Director will align development, design, financial planning, and execution strategy across a growing portfolio of complex initiatives while operating effectively in a high-growth environment where speed and precision are important.

Responsibilities include leading front-end planning for large mission-critical construction initiatives from feasibility through pricing, partner alignment, and execution readiness. The role will develop and refine preconstruction processes, standards, and reporting to improve consistency across projects and markets, and will provide executive stakeholders with clear direction on cost exposure, timeline considerations, procurement strategy, and project risk. The Senior Director will partner cross-functionally with development, design, finance, operations, and project delivery teams to support sound decision-making during early phases, overseeing conceptual budgeting, design-phase estimating, bid review, and commercial evaluation for complex capital projects.

The Senior Director will review proposals from contractors and trade partners to confirm scope alignment and support negotiation strategy prior to award. Additional responsibilities include driving value analysis, constructability review, and early risk identification; evaluating infrastructure planning factors such as utility coordination, equipment procurement timing, phasing strategy, and technical building requirements; and cultivating relationships with consultants, builders, vendors, and other external partners. The role requires significant experience leading preconstruction, estimating, or early-stage planning for large, technically complex construction programs, strong budgeting and commercial alignment capabilities, the ability to interpret technical requirements and translate them into actionable recommendations, and proven people leadership skills. A bachelor’s degree in a related discipline is preferred.
