The client is seeking a Director of Property Operations to join the client's leadership team and oversee their diverse real estate portfolio.
This position is instrumental in ensuring the properties operate at the highest standards of safety, functionality, and tenant satisfaction.
The Director will be responsible for managing building operations, facilities planning, preventative maintenance, capital project execution, and commercial leasing.
The role requires ensuring all properties run efficiently, with a focus on operational performance, technical system oversight, vendor management, and risk management to support long-term asset value.
The Director will lead the maintenance function, ensuring that preventative maintenance programs are effectively executed and documented.
This position involves developing and maintaining a multi-year capital plan for major repairs and upgrades, managing capital projects, and ensuring compliance with all relevant safety, environmental, and regulatory requirements.
The Director will also negotiate and manage service contracts, oversee inspections and audits, and recommend operational improvements based on data, inspections, and tenant feedback.
Additionally, mentoring and guiding the Maintenance Manager and operations staff will be key responsibilities, fostering a culture of accountability and collaboration.
The ideal candidate will have a Bachelor's degree in engineering, construction, facilities management, or a related field, with 7-10 years of experience in building operations or facilities management, preferably within mixed-use, commercial, and/or multi-residential portfolios.
Strong technical knowledge of building systems, preventative maintenance, and capital project management is essential.
